GRETNA, Neb. (Oct. 20, 2026) — Metonic, an Omaha-based real estate investment and development firm, announced the opening of The Collection at Gretna Landing, a build-to-rent community that will feature 110 stand-alone homes when completed. The community adds to a growing wave of build-to-rent development in the Omaha metro, offering a mix of two- and three-bedroom cottages and three- and four-bedroom homes with attached garages. The Collection at Gretna Landing is Metonic’s second build-to-rent development in the Omaha area, following the April opening of The Collection at Elkhorn.
Build-to-rent communities have seen a surge in popularity in the Omaha metro as single-family homes in desirable suburbs remain out of reach for many buyers.
According to Homes.com, the median home sale price over the past 12 months was $399,990 in Gretna and $501,480 in Elkhorn. At those prices, a 20% down payment would be roughly $80,000 in Gretna and $100,000 in Elkhorn, before closing costs and the ongoing expense of maintaining a home. Borrowing costs have added to the challenge, with the average 30-year fixed mortgage rate reaching 7.40% as of Oct. 8, according to Freddie Mac, its highest level since 2023. Build-to-rent offers an alternative that provides the space of a single-family home without the upfront cost and commitment of buying one.

“Greater Omaha’s continued growth depends on our ability to provide a wider range of housing options for people at different stages of life and career,” said Alec Gorynski, Senior Vice President of Economic Development for the Greater Omaha Chamber. “Build-to-rent communities can be one important part of that broader housing solution, offering residents the space and feel of a home while reducing barriers such as down payments, maintenance, lawn care, and other costs. We are encouraged to see local developers investing in housing choices that help support the region’s long-term competitiveness and quality of life.”
Located across the street from Metonic’s existing Gretna Landing Apartments, The Collection at Gretna Landing is the latest addition to the company’s housing footprint of more than 30 multifamily communities in the Omaha area.
“Metonic is proud to bring a wide range of new housing to the metro, from Class A apartments to workforce developments to innovative build-to-rent communities like this one,” said Kassie Inness, President of Metonic. “The rise of build-to-rent communities in suburbs like Gretna gives residents the perks of a single-family home with the convenience and flexibility of renting.”

The property is located within the Gretna Landing master development off 192nd and Highway 370, near grocery, dining, and the future Gretna Landing Health Center. Homes range from 985 to 1,542 square feet and feature high-quality finishes, including stainless steel appliances, tile backsplashes, and private outdoor spaces.
