From breaking ground on two new developments to welcoming a new hire to our team, 2025 has been a year of momentum for Metonic. Along the way, we navigated challenges, celebrated progress, and tallied wins, both big and small, across our portfolio. Looking back on this year of hard work and opportunity, these are the 10 standout achievements that defined 2025.

Transaction Volume

In 2025, Metonic bought and built $125MM of real estate, deploying $50MM of investor equity. Overall, these acquisitions and developments will add over 600 units across five midwestern markets to the Metonic portfolio.

Three Acquisitions

Metonic completed three acquisition transactions in 2025, taking ownership of 3140 Clybourn in Chicago, IL, Four Winds in Columbia, MO, and two properties in Columbus, NE. Altogether, these acquisitions added 361 apartment homes to Metonic’s portfolio.

3140 Clybourn

Clybourn is a 39-unit luxury apartment building located in the heart of Chicago, IL. Acquired through a 1031 exchange, this new-build property offers one- and two-bedroom floor plans. The property features quartz countertops, in-unit laundry, stainless steel appliances, modern fixtures, and a slate of luxury community amenities. Overall, 3140 Clybourn offers a contemporary, urban lifestyle in a vibrant, walkable Chicago neighborhood.

Four Winds

Four Winds is a 150-unit townhome community located in Columbia, MO. The community offers spacious 3- and 4-bedroom homes conveniently situated near major retail centers, hospitals, and the University of Missouri. With no significant influx of 3- or 4-bedroom units anticipated in the submarket, demand for this type of housing is expected to remain strong. Overall, the Columbia market exhibits strong rent growth, low vacancy, and positive demographic trends.

Lakeview & Northside Square

Lakeview (100 units) and Northside Square (72 units) are two apartment communities located in the undersupplied Columbus housing market. Metonic acquired the properties off-market and is implementing operational improvements and a strategic renovation plan to capture increasing demand, boost efficiency, and drive growth.

Three Completions

Metonic celebrated three project completions in 2025. The development team received final CO at Square apartments in Midtown Omaha, NE, Capriana apartminiums in suburban Elkhorn, NE, and Millennium apartments in Palm Desert, CA.

Square Apartments

Completed in Q1 of 2025, Square Apartments offers 73 studio, one-, and two-bedroom apartment homes in Omaha’s redeveloping Midtown. Designed with modern living in mind, these apartment homes feature stainless steel appliances, elegant dark quartz countertops, and in-unit laundry. Additionally, Square offers a variety of community amenities, including garage parking and a community room highlighted by a spacious fourth-floor deck.

Capriana

Completed in Q1 of 2025, Capriana offers 149 studio, one-, two-, and three-bedroom apartminium homes in Elkhorn, Nebraska. Situated within the highly rated Elkhorn School District, the community leverages its ideal location and top-of-market finishes to appeal to renters seeking a peaceful suburban lifestyle. Additionally, the community was developed alongside 11 beautiful single-family homes constructed and sold by Habitat for Humanity Omaha.

Millennium Apartments

Completed in Q3 2025, Millennium Apartments brings 330 modern studio, one-, two-, and three-bedroom apartment homes to the undersupplied Palm Desert housing market. The community includes a mix of 80% market-rate and 20% affordable housing units, supporting a diverse range of housing needs in the region. In addition, residents enjoy luxury apartment finishes and a full suite of resort-style community amenities.

Two Groundbreakings

Metonic’s development team broke ground on two developments in 2025: Blair Crossing Apartments in Blair, NE, and The Collection at Gretna Landing in Gretna, NE. The team also continued work on Gretna Landing Apartments and The Collection at Elkhorn – both on track to be completed in 2026.

The Metonic team sold six properties in 2025, generating over $21MM in proceeds for investors.

Insurance Savings

Metonic negotiated over $1MM in insurance premium savings for 2026. This proactive approach helps protect investor returns while reducing operational costs across the portfolio.

$6.4MM in Refinance Proceeds

The Metonic team successfully refinanced five properties in 2025, generating $6.4MM of proceeds for investors.

In 2025, Metonic welcomed Daniel Ross to our Asset Management department. As a Real Estate Analyst, Daniel supports investor reporting, conducts portfolio and property-level analysis, performs market research, and evaluates development opportunities.

Growing Investor Base

Metonic increased our investor base by double digits in 2025, working with new individual investors and family offices. We now have over 400 investors and several family offices investing alongside us.
