Metonic has a strong track record of acquiring multifamily properties.

We manage the entire acquisition process, from initial underwriting to executing purchasing agreements.

Acquisition Strategy

Our acquisitions team carefully selects markets and assets based on their long-term potential. We’re focused on low-tax, high-growth secondary and tertiary markets with strong affordability. We typically look for off-market value-add opportunities with these attributes:

  • Historically underperforming community that can be improved in 5 months to 5 years
  • Class B or higher properties built in the 2000s or later, comprising 100 to 350 apartments
  • In secondary or tertiary markets with strong employment, diverse industries, and limited new apartment inventory
